Davenport Associates

A Thoughtful Approach to Transforming Exceptional Properties

Private clients renovating or refurbishing their London residences or country houses can benefit from working with an experienced project manager. Davenport Associates is a small, Mayfair-based firm of senior project managers and cost consultants with a long track record of working on heritage buildings as well as new builds. They work closely with clients to oversee every stage of a project.

The team recently completed an exceptional, high-value, fast-track project in the country. The client requested completion within three years, despite a project of this size and scale ordinarily taking six. Davenport Associates brought together an outstanding professional team, including architects, interior designers, heritage specialists, and planning and environmental consultants.

The client was strongly motivated to regenerate the estate with great sensitivity to its historic fabric while introducing a fresh look and feel.

Despite the considerable time pressure, the Davenport team describes it as one of the projects they have most enjoyed managing. The relationship has continued, with the client now inviting them back to oversee a new phase of work.

When the Better Possibility Becomes Home

Gregory Phillips Architects design remarkable new houses and transform existing homes. Major extensions and refurbishments, with architecture, interiors and landscape considered together.

When our clients first approached us, they wanted to extend and remodel their existing home in Radlett. After exploring its potential, we gave them unexpected advice: rather than compromise, find another property that could become the home they really wanted.

Six months later they returned, having bought a nearby property with planning permission for a replacement house. Working with that opportunity, we created an entirely new circa 7,500 square foot family home, drawing on Georgian proportions for the front facade and Arts and Crafts craftsmanship while creating something distinctly contemporary.

The completed house is centred around a dramatic three-storey entrance hall and includes generous living spaces, landscaped gardens, an 18-metre swimming pool and pavilion. For us, its story is about more than architecture: sometimes the most important part of design is recognising a better possibility.

When “Impossible” Becomes Possible — The Shoreacre Story

When the brief for a £3 million luxury pool and yoga studio landed on our desk, it came with a warning: several contractors had already walked away, convinced it couldn't be built.

Designed by Powell Tuck Associates, the building sits at the end of a single-track lane on the Devon coast, against a backdrop so striking we simply couldn't say no.

Our directors put in the hours, going back to first principles on buildability. By rotating the building just a few extra degrees and keeping excavated soil on site instead of carting it away down that narrow lane, they found cost savings that turned an "impossible" scheme into one MAKE could deliver.

The result… a project we're immensely proud of. Just as rewarding was working with clients who were an absolute pleasure to build for and forms a few of the many reasons we choose to work on projects that others simply may not embrace the challenge on.

The Art of Preparation: Building Without Regrets

I recently ran 100 miles around the mountains of the Alps, in one go.

41 hours non-stop (with 10 minutes sleep). I also did 5 days (6 marathons) in the desert in Jordan at 40 degrees heat.

A lot of people ask “why?”

The short answer is: challenge – pride – perspective.

I learnt more about myself, and about being a running a business during this period that any other period of my life.

Dan Grimshaw trained as a designer, and with a degree in Three-Dimensional Design, he began his career designing and making furniture, where preparation, material and fit are everything.

He went on to spend 20 years leading the creation of exceptional London homes, several featured in House & Garden, Homes & Gardens and The Telegraph Magazine, and serves on the juries of two international design awards.

Along the way he saw too many projects falter because of what happened at the very start.

Through Beam Consult, Dan now works as a Project Creator. From the first conversation he sits beside the owner as an independent guide, translating their ambitions for the architects, designers and specialists he brings together to suit the property, the brief and the people. Every decision is in place before building begins.

Building without regrets.

MESONI

Some careers begin in an office. Mine began on construction sites in Sardinia.

Growing up around my family’s construction business gave me an early understanding of how buildings actually come together, not just through design, but through people, decisions, budgets and the thousands of details that determine whether a project succeeds.

After moving to London and working on high-end residential projects, I realised private clients often needed someone genuinely on their side of the table.

That became the idea behind Mesoni.

Today, we represent private clients throughout the design, management, and construction process, bringing together project management, cost management, design, and delivery under one independent point of coordination.

Our role is often behind the scenes: protecting the client’s interests, solving problems before they become expensive ones, and helping turn an ambitious idea into a beautifully delivered home.
